Zoning & Land Use Department
The purpose of the Zoning and Land Use Department is to ensure that all proposed uses, construction, and alterations comply with the Mantua Township Code. This includes verifying that projects are permitted within their designated zoning districts and that they meet all setback requirements.
Zoning regulations apply to principal structures and accessory uses, including additions, decks, gazebos, pools, hot tubs, sheds, basketball courts, patios, fences, and other improvements.
Zoning permits are required for new construction, as well as for the replacement of existing structures, such as fences, decks, sheds, etc. These regulations help maintain the safety, character, and integrity of the Township.
Mantua Township also provides zoning and code enforcement services to the Borough of Wenonah through a shared services agreement.
Important Notice: All zoning permit applications must include a current survey. In addition, properties governed by a homeowners association (HOA) must submit an HOA approval letter at the time of zoning permit application.

Residential Zoning
Homeowners planning any change or addition to their property—such as fences, pools, decks, sheds, additions, or driveways—must contact the Zoning and Land Use Department to confirm applicable requirements.
A zoning permit is required for:
- All new construction and property improvements
- Replacements or alterations to existing structures
- Any change in the use or occupancy of a building
- All signs
Many projects may also require a construction permit, which cannot be issued until zoning approval is obtained.
Important Requirements:
- All Zoning Permit applications require a survey
- Applications for additions, swimming pools, garages, and sheds must include a Grading Compliance Certification Form
- Obtaining the required permits helps avoid violations that could delay home sales or settlements
If zoning requirements cannot be met, a variance may be requested.

Business Zoning
Businesses must obtain a zoning permit when ownership is transferred, as well as for all other activities that require zoning approval.
Before applying for a zoning permit for a business use, applicants must provide:
- A property survey showing all existing parking
- A completed application describing the business type, square footage to be occupied, hours of operation, number of employees, and the type and size of any other tenants (if applicable)
- The property’s block and lot number
The Zoning Officer will review applications to determine:
- Whether the proposed business is permitted within the zoning district
- Whether the site is suitable for the intended use, including adequate on-site parking
All business signs also require a zoning permit.
Land Use Board
The Mantua Township Land Use Board is responsible for reviewing development applications and recommending zoning or planning changes to the Township Committee.
Application Submission Date: First Tuesday of Each Month
Meeting Schedule: Third Tuesday of Each Month at 7:00 PM @ Mantua Township Municipal Building
Board Duties:
- Reviews and decides on variances, site plans, and subdivisions
- Interprets zoning regulations and ordinances
- Recommends amendments to the zoning map, Master Plan, and other ordinances
- Adopts and updates the Township’s Master Plan
